Engel & Völkers LiquidHome, a licensed partner of Engel & Völkers Marken GmbH & Co. KG, offers a model of real estate annuitization that guarantees customers liquidity, independence and flexibility in old age. By the partial sale of up to 50 per cent of their own home they receive additional financial freedom, have however the full right of use and can decide independently on change, renovations as well as reorganizations of the real estate. There is a right of repurchase at any time, also for the heirs. The partial sale is possible from a purchase value of 100,000 euros, with an upper limit of 50 percent of the property value. Depending on the amount and value of the share sold, the customer pays a monthly usage fee (pro rata rent), the amount of which can also be fixed over time. The partial real estate sale offers great advantages for the real estate owner and is thus clearly distinguished from the options of usufruct and life annuity.
